Buying a New Home Can Be Overwhelming

The path to finding your dream home can sometimes seem like a never-ending maze, riddled with obstacles that you did not expect, hurdles that you need to overcome, and stumbling blocks that you need to clear before it is over. As your agent, I will be there to help you navigate your way. And the best way to stay on the right path is to know what the home buying process entails and to be prepared for each step along the way.

Your Step-By-Step Guide Through the Buying Process

Know your Finances

Before you begin your journey to home ownership, you need to know your personal financial situation. How much do you currently owe in debt? What is your income? How much do you have saved?

Get Pre-Qualified

Talk with a reputable lender. They will explain to you the different mortgage programs available as well as review all your financial documents to determine your eligibility.

Determine what you need and what you want

Is there a certain neighborhood that you want to live in? How many bedrooms do you need? Do you prefer a corner lot? Do you want a neighborhood with an HOA? Do you want a pool on your property?
Try to think of the things that you absolutely need in a home and all the features you want in a home. Your list can evolve as you move towards buying a home, but this information will give you a good place to start.

Start House Hunting

Now you are at the fun part of the your journey. Bring your needs and wants checklist while you view different homes so you can see how they measure up. Bringing your camera will help you remember which home is which. Remember to have fun and not rush it.

Make an Offer

Now that you have found that ideal home, it is time to make an offer. Ask your agent to provide you with recent comparable sales in the neighborhood to assist you in deciding what price to offer. Are you going to ask for seller assistance with closing costs or appraisal fees? What other concessions should you ask for? How much do you need in earnest monies?


Once you have an accepted offer, your agent will open escrow with a title agency. You will need to provide your earnest deposit at this time. The title agency will make sure that there is clear title and will also prepare all the documents for the sale.

Home Inspections

After your offer has been accepted, you will have 10 days to complete all your inspections of the home and property. This can include a home inspection, termite inspection, roof inspection, pool inspection and more. You will need to determine which inspections you want and need so that you can feel comfortable with purchasing the home. Inspections can be scary, but always remember that they are for your benefit. If an inspection goes poorly, you will have the chance to ask for corrections or to cancel the contract.


Your lender will order an appraisal of the property to ensure that they are not lending more than the home is worth. As the buyer, there is not a lot for you to do but wait and hope that the appraiser comes back with good news.

Walk Thru

Once you have completed your inspection period and the home has appraised, you should complete a walk through of the home before escrow closes. This will give you an opportunity to make sure that the property is being delivered in the condition it was promised.


Once you have made it this far, there is not much further to go. You will need to meet with the title agent to review and sign all the closing documents for the home. Once everything has been completed by both the buyer and the seller, it needs to be logged with the County Recorder. After it has recorded, you will finally get the keys to your new home!
